Detailed User Instructions
How to enter the IMS
  1. Enter InfoCasa or IDD, via your desktop icon.
  2. Enter IMS via the ‘@’ icon on your InfoCasa or IDD tool bar.
  3. Enter user IMS program using your email and password.
If you are a new IDD client we will have set up your first account for you, details of which you will have received by email. If you are a new InfoCasa client or if you would like an additional account please see Managing your account(s) below.
How to use the IMS
  1. Once entered, select subject from dropdown list provided on the IMS Home page, further explained below (choice of Property Wanted, Property for Sale, Rental Required, Rental Available and Other.)
  2. Enter message in point form and with as much detail as you deem necessary; use specifics and include any important detail.
  3. Click Send.
  4. The message will be sent via the InfoCasa servers to all other subscribers within the same region, with your signature attached. Amend your signature as required; please see Managing your account(s) below.
  5. Enter the IMS history of sent messages by clicking the folder icon on the tool bar. To view up to 100 most recent messages, click each message to open or enter text to search messages and click search.
  6. To go back to ‘Home’ page in order to post a message, simply click the ‘@’ icon.
When to use the IMS
Messages are posted by first selecting one of the following five headers / message topic:
  1. Property Wanted – Property required at this moment in time; this should include a full list of your client’s requirements including viewing dates.
    Used When
    You have a client coming to view property (you have a number of properties lined up for them to view already) but are not convinced that you are offering the right choices. By requesting specific property via the IMS you will have a wider selection of property for the client to view. You may need to share commission but at least you have offered the choice that has enabled you to close that sale and your client has not felt the need to go to another agency.
  2. Property for Sale – Property for urgent sale; only bargain priced property that will sell if correctly priced should be posted to IMS; this type of property will get immediate attention, even though subscribers are receiving just one email.
    Used When
    An investor / owner have been put into a situation where they require a very quick sale. E.g. An investor that has to sell before completion (due in three weeks) and the investor is selling the property for much less than present market value.
  3. Rental Required – Rental property required for either short or long term lease. Even if your agency does not normally deal with rentals, if you receive an enquiry and offer some type of service to a potential future buyer, rather than no service at all, next time the same client might be in the market to buy and will remember you helped.
    Used When
    In all circumstances when you receive a rental client and do not have the correct property already listed within your portfolio.
  4. Rental Available – Whilst these can be posted, it is unlikely that you will rent a property via an email posted just once. However ‘Bargain’ rentals, especially long term may do well.

  5. Other – This is to be used to communicate all other ‘Property Related’ information; do not use this service to communicate messages to InfoCasa or IDD.
    Used When
    Whenever you have any other property related request, any interesting property facts, promoter offers and information that can benefit other subscribers etc.
Managing your account(s)
Request new or additional IMS account - Click into the ‘@’ icon, on the InfoCasa or IDD ‘Home’ page, within section labeled ‘Request to join InfoCasa Message Service, enter ‘To subscribe to the InfoCasa Message Service, please click here’, simply complete all the details in this section. You will automatically receive emails from ’Your Region / Area’ but can also subscribe to receive emails from other areas, add and remove areas from section labelled ‘Which areas would you like to receive emails from’, finally click ‘Join IMS’. Your request will then be sent to InfoCasa for approval and automatic set up of new IMS account. The program will email you confirmation of account approval, after which you a cleared as a user (remember, only recognised company accounts will be authorised)

Changing your IMS signature – Enter the IMS as described earlier in this document, ‘Click here to edit your signature’ or go to user settings via the pen icon on the tool bar. Click ‘Edit’ to the right of your signature and amend as required, Click ‘Update’ to process amendments. You must have a signature specified to send a message from InfoCasa Message Service. Your signature is automatically added to the end of every message you send.

To edit region / area from which you receive mail – Enter IMS, go to the user settings via the pen icon, select area you wish to move and click ‘<’ or ‘>’ , move all areas from which you would like to receive mail into the ‘Subscribe to Areas’ box and click ‘Save’. If you remove all areas from the ‘Subscribe to Areas’ box, please note that this will not stop you from receiving mail from subscribers in your region / area.

To remove or ‘Unsubscribe’ your IMS account – (i.e. when person has left or new person is put in charge of IMS messaging) – Enter IMS, go to the user settings via the pen icon, click ‘Unsubscribe’, click ‘Ok’ to process amendment.
Warning! Once you ‘Unsubscribe’ your IMS account you will no longer receive IMS mail or have access to post IMS mail.

Emails sent within the IMS program must be property related; the InfoCasa team offers this service ‘Free’ to all InfoCasa clients and intends to protect subscribers of the service.

Example of Misuse: "Ford Fiesta for sale - the car looks like new and is approximately 18 months old – Price €6000.00, for further details ring Gloria on 6524157891."

Obviously while this type of mail may be appreciated by someone looking for a car, this is not a property related mail and therefore is not correct use of the IMS service.

Property professionals rely on the IMS program for business mail, if a number of non property related mails where to be posted each day, it would cause annoyance and may cause some companies (with already too much mail to handle) to unsubscribe from the program.

The IMS program would fail to be the useful tool that it is today, without correct client participation; therefore any client deemed by us to have misused this provision will be automatically removed for a minimum period of 30 days.
